The wiper gadget is useful for this.
Use the "circle" wipe I think it is. Set the transition timings to 0, and set the wipe amount manually. Set it to "transition via colour" and set the colour to black. Then power it when you want that effect.
Or maybe use a grade gadget and use the vignette? Not sure if you can make that a crisp circle or not though...
